Phase I Environmental Site Assessment (Phase I ESA)
A Phase I ESA is a visual, non-intrusive, and historical review of a property, designed to identify any potential environmental contamination risks. These assessments are a critical first step for developers, municipalities, business owners, and private property buyers to make informed decisions about the environmental integrity of a property.
Our Phase I ESAs follow the Canadian Standards Association (CSA) Z786-01 guidelines and Alberta Environment’s Environmental Site Assessment Standard and include:
- Comprehensive site inspection
- Review of historical aerial photos and land title records
- Information gathered from current or past property owners, tenants, and neighbouring parties
- Detailed site drawing
- Relevant data from governmental agencies or databases
- Recommendations as to whether further environmental work is required

Phase II Environmental Site Assessment (Phase II ESA)
A Phase II ESA is an intrusive investigation conducted when a Phase I ESA suggests possible contamination. This process involves collecting water and/or soil samples for laboratory analysis to confirm or deny the presence and type of contamination.
The results of a Phase II ESA provide critical information to determine whether additional environmental work is required, which could include:
- Delineation of contamination to map affected areas
- Remediation of the site
